What is the role of VillageCo in regards to the overall deal?

The team at VillageCo will manage everything from market research, the management of real estate professional teams, deal negotiations, finding cash flowing properties, advertising the property, tenant placement that includes screening process, long and short-term investment strategies, Full property management and maintenance and expense/revenue preparation for tax purposes.

What is the investor's role in the deal?

As an investor, you will bring in a portion of the mortgage qualification and a percent of the cash needed to close (reserve funds, down payments, and closing costs).

How does VillageCo make money?

VillageCo will be what is referred to as the working (managing) partner and for the work listed above will take a stake in the property. This will be laid out as part of the joint venture agreement.

What if I am worried about my lack of knowledge and the high cost of entry into the Real-Estate world?

As real-Estate Investors ourselves we know how unnerving it can be to step into something new. We relied on mentors and education that we are bringing to every deal. That paired with bringing together like minded investing individuals allows us to break down those barriers and allow more people to enter the REI world.

Where will these properties be located? Do I have to live near them?

When it comes to market research, we only invest in markets that have strong fundamentals, positive cashflow, and stable demographics supporting strong demand for rental housing. This narrows the search down to a few markets in Canada. Contact our team for more information. 

 

You do not need to live near the investments. The Village Co Team will look after all the day to day maintenance required.

Is there a timeline on how long the investment will be?

Sustainable wealth is built over time, that is why this is a minimum 5 year commitment. For extraordinary and unforeseen life circumstances there will be clauses that address extreme situations such as fatality.

What if I don’t feel confident in my first deal? Is it possible to have Pam and the Village Co Team coach me through my first rental?  

That’s an option but will only be determined on a case by case basis. We truly believe that we go further together so we encourage community interaction.

What if I’m not yet in a position to make an investment?

No problem, we are all on different paths and our team is always happy to give you some resources to keep building your financial foundation even if it is not a full investment at this time.
